Le Rocher
What’s it like?
So-named because of the rock that it sits on and jutting out into the sky, this historic district is the only area of Monaco to have retained its charming old town. Winding streets and the breathtaking Grimaldi palace set the tone for this quaint area, also known as Monaco Ville.
Why live here?
This district offers some of the most interesting Baroque architecture in all of Monaco, and gives residents easy access to the port and centre while still feeling like its own family-friendly community. Plus, you’ll have the royals as your neighbours!
Monte-Carlo
Featuring the famous Golden Square or Carré d’Or, this central area is where you’ll find many of the best restaurants, bars, shops and luxury hotels, alongside the ultra-glamorous Monte-Carlo Casino. All the hottest events happen here.
Why live here?
This is the perfect place for those who love to be in the heart of the action. The Monaco cost of living here may be a little higher due to inflated property prices, but it’s worth it for the location.
La Condamine
Located right above the port, La Condamine is traditional Monaco at its finest. Locals can enjoy a daily market selling local produce and treat themselves to some convenient shopping on Rue Grimaldi, all the while with Monte Carlo’s charms on their doorstep. Living in Monaco doesn’t get much better than this!
Why live here?
Monaco property here is defined by traditional external architecture combined with luxurious, modern interiors. Most of the buildings in the area are state-of-the-art apartments and the more recent buildings, such as Le Stella, will include a swimming pool, spa, and a 24/7 concierge. This is the area of choice for true Monegasques.
Larvotto
The Monaco cost of living is high but this can go up a notch in the Larvotto area with one of its streets, Avenue Princess Grace, said to be one of the most expensive in the world for real estate! However, with its own beach and picture-perfect views everywhere you go, it’s also one of the most desirable.
Why live here?
If you love being by the waterfront then this is the place for you. Here you’ll find sea views that can’t be built upon, with apartments that offer easy access to the beach, culture and Casino Square. Renovations are currently underway to modernise the area – set to finish in 2022, these works will make the area even more desirable upon completion.
Fontvieille
Ultra-modern Fontvieille is a very recent addition to Monaco’s skyline, reclaiming land from the sea to make space for a new, beautiful area. Featuring the Stade Louis II, the beautiful Roseraie Princesse Grace the marina and more, this neighbourhood is also known for its peaceful, family-friendly atmosphere.
Why live here?
If you’re considering living in Monaco with young children, this is a great place to grow up, with plenty of quiet residential streets, extensive sports facilities and even a zoo. Don’t worry – there are still plenty of luxury amenities to enjoy for the grown-ups.
Jardin Exotique
Getting its name from the stunning botanical garden within the district, this area offers breathtaking views at every turn, perched on the cliffside elevated just above the sea. Beautiful buildings such as the Ligures, the Patio Palace and the Harbour Light Palace adorn the streets.
Why live here?
Another great spot for families and wildlife lovers, this is a stunning residential district. Parc Princesse Antoinette is great for kids, offering fun weekend activities such as mini-golf, while the area itself has great access to schools and easy access in and out of Monaco.
Saint Roman
Officially known as La Rousse, this northeastern district is home to the world’s most expensive apartment in the lust-worthy Odeon building. It overlooks Larvotto and the stunning sea, and is in easy walking distance of the seaside shops and beachfront eateries.

Luckily, not all Saint Roman property is as pricey as the Odeon’s famed penthouse suite! Here you’ll find a quiet neighbourhood well-suited to anyone who prefers a slightly slower pace of life. Residents can also enjoy the Monte-Carlo Country Club, home to the world-renowned Rolex Monte-Carlo Masters tennis tournament.
