Selling a home should be nice and simple – you list it, people view it, someone falls in love with it, and that’s it – it’s sold. But sometimes that’s not exactly how it goes, and your house just sits on the market with little to no interest (or sometimes a lot of interest but still no sale). So why is that? The good news is there’s usually a reason, which means you can do something about it, so keep reading to find out what the main reasons are.
Your Price Is Wrong
The truth is that everyone thinks (even if it’s wishful thinking) that their home is worth more than it really is. That could be because they’ve put a lot of work into it (and maybe a lot of money), or perhaps it’s the memories they’ve got of it that make it seem priceless. The point is, though, that there’s the potential it’s your pricing that’s scaring people off – if it’s not in line with the market, it’s just not going to attract buyers (and that’s true whether you’re trying to sell for too much or not enough).
The solution is to check what similar homes are selling for and what they’ve really sold for, and that should give you an idea of what’s right when it comes to your property. If you want a lot more than people will pay, you might have to wait for the market to improve.
There’s A Hidden Deal-Breaker
Sometimes the problem isn’t all that obvious, especially if you’re living in the house and you’re used to it. It could be a weird smell, it could be a noisy street, or it could be something bigger like a roofing issue, for example. The fact is that if your roof is damaged, sagging, or leaking, buyers aren’t going to be that interested because they know it’ll be a problem they’ve got to deal with and pay for – no one wants to inherit a big repair job when they’re buying a house.
So if you think there’s an issue with your home, the best thing to do is to get a professional to check things over. If there are things you can fix or adjust yourself, go for it, but otherwise it’s wise to pay for the extra help – it could mean a faster sale and you might even get more than you expected in the end.
Your Listings Photos Aren’t Good
People tend to shop for houses online first, and if your photos look dull, there’s a lot of clutter all over the place, or they’re just not very good, buyers are going to skip your listing and find another one. After all, time is precious, and if they’re not already half-sold on the idea of your particular house because of the online listing, they probably won’t bother viewing it at all.
This is an easy thing to fix, which is great news! Firstly, get someone impartial to look at your photos – what are their first impressions? Do they think your home looks inviting or worth the money? If not, get some new photos, either taken by a professional or you can do it if you think you’ll get them right. They need to show off each room to its very best, so include plenty of natural light and make sure it’s all clean and tidy.
